When I bought my house we had a termite inspection and there were a bunch of risk factors but no sign of termites. Anything from high mulch to soggy wood was a risk factor but unless there are signs of actual termites, you're in the clear.

As for whether Terminix will find risk? Probably... but then at least you know about it right?

How much do you want to bet they'll find a variety of termite risk factors? Fortunately, they'll have just the thing to fix it, and all for the low, low price of $XX.XX (probably per month). That being said, termite protection is a necessity in the South -- not so much for protecting against the actual termites as for protecting your ability to re-sell your house. In my area, you have to have a 'clean' termite letter to transfer property. If you're under contract for something along the lines of the Sentricon system, then odds are that the company you are dealing with guarantees that you'll be in the clear, or they'll fix the problem. We're currently paying ~$60/quarter for our Sentricon contract.
