We didnt have a good experience with Lending Tree. We got a quote and paid the $400 appraisal fee to start the process and then got several quotes from local banks that were significantly lower in points and other fees than Lending Tree. When we asked them to match the other bank's bids, they said that they wouldnt because the other banks were quoting us rates and charges below what their experience was and that they didnt believe us (even though we sent in the bank's fees charges etc estimates) We suggested that they call the lenders directly (we had given them the contact info and the bank officers involved) and they refused. We are out the $400 but will have saved $2575 in fees. Best advice to you... shop around Lending Treee isnt even close in being competitive!
BTW: I was quite surprised that they were essentially calling us liars, even with the scanned quotes and contact information from the other banks! They proved themselves adept in high pressure tactics but that is about all. Buyer beware!!

We used Lending Tree, and received several calls from lenders referred by them within just a few hours. We ended up choosing Shore Mortgage as our mortgage company, which was one of the lenders referred by Lending Tree. They were incredibly fast. We had a pre-approval for the full asking price just within a few hours of sending the request for info through Lending Tree. They worked hard for us and got things done fast! We closed on our mortgage in about 6 weeks, and got a very competitive rate (6% fixed for 30 years). We closed on the house in less than 2 months after paying off a Chapter 13 bankruptcy. We had our FICO scores back up to 700, and had money in the bank, though, so it wasn't that hard to get a mortgage.

Your $50K will have to cover closing costs, which I commented earlier on, will be about 3% or around $9K...so take that under consideration. You will only be able to put $41K down on the house...
