LendingTree/Costco Realtor Commission Rebate

Costco offers a fantastic deal to members where you get a cash incentive to use one of their realtors, something I wish I had known a year ago! (My realtor was great, though she didn’t cut me a fat check after I bought) The incentive is reasonable (the table is there after the link) and on my purchase of $295k I would’ve received $1,700 back, or 0.57%. You do not need to finance your purchase through Lending Tree because this is a transaction with Lending Tree Realty Services. (If you’re an Executive member, you also get a $100 Costco cash card)

There are restrictions to who is eligible because these sorts of commission rebates aren’t permitted in some states. In Alabama, Oregon, South Dakota and Tennessee, you can’t receive a cash incentive but you are eligible to receive the same amount as a credit at closing. Folks in Alaska, Iowa, Kansas, Louisiana, Missouri, Mississippi, New Jersey, Oklahoma, and South Caroline aren’t eligible whatsoever. Everyone else is free to get an incentive according to the Lending Tree FAQ.

What this also means is that if you have a phone, you can start calling up realtors anyway and asking for commission rebates if you’re in an eligible state. If you’ve had experience with this or other rebate deals involve realtors, please share your stories because I’d be very interested to hear about them.

    I was not aware of these rebates. Companies will do anything to get your business. But hey if they are willing to fork over some money then why not be the recipient.

    Commissions are negotiable. Paying 1% to agent to help me sell my house. Paying for expertise in negotiation, reviewing offers and contracts. Still paying 3% to buyers agent to steer their buyers. Saving a ton this way.

    …….watch out! Lending tree refused to give me the incentive because I did not finance my purchase through them.

    My name is Jack Sherman. I am a Realtor with Prudential Olympia Realtors. I have been the Costco / LendingTree / agent for the last 8 years. One of my last clients bought a $324,000 home called me up a few weeks later and said I was the man.

    They had just got a check back from Costco for over $2000,00. Plus $200,00 in Costco cash cards. He got his loan from USAA.
    The way this works is you have to buy the property through the LendingTree / Costco Agent. I pay a 35% referral fee to LendingTree / Costco They keep some of the money and rebate the rest back to the client. It is a Great deal one year I closed 16 of them.

    You can also get Home Depot Gift Cards, Airline miles, Visa Gift cards and more. You do not have to finance through them if you buy through me. If you are only getting a loan you would have to go through them to get a rebate on the loan side.
