Jim,

I've never bought a FSBO, but I've sold two FSBO's. It was a eye-opening experience to say the least.
My motive was to save the commission (the two properties had very little margin so a FSBO was my only option).

Having said that, I (probably) will not ever do a FSBO again. I had numerous showings, people backing out of the contract, no-shows, ect. My time is worth more to me now than the commission my Agent wil make.

I found a great agent that kicked butt on my 3rd and 4th property and will use her whenever I sell. She was very experienced and didn't sit back and wait for-it-to-happen....she made-it-happen.

Yes, there's nothing like the MLS system for listing properties. BUT whn the market gets as hot as it has been it didn't matter where you advertised a home for sale. Agents were calling asking if you would co-op (I said of course, I'll give you 3% if you find me a buyer).
