As a retired Broker and Association Executive Officer the problem with most REALTORS today is the lack of training to begin with.
Most only care about MONEY and could care less about the client. In most states the license exam doesn't cover the everyday ins and outs of the real estate business.

Regarding #4 - Different States have different laws. In Wisconsin - even if an agent works for the seller they can't reveal any of the buyer's confidential info to the seller without the buyer's permission. Ask your local Realtor - and don't forget to ask if they offer Buyer Agency where the agent works for you, the buyer, not the seller.

#3 is interesting. Why would they withhold offers? Too low? I thought their incentive was to get the house sold ASAP. Wouldn't more offers to choose from help, not hurt, those chances?

Amen on the open house thing... We didn't have one, but we sold our house through one... How, you ask? Our agent was pimping our house at an open house she was hosting at someone else's house. The buyer saw the flyer, and came over and bought *our* house.
