It looks like it does track sales in a city and tries to determine how the market as a whole is doing. That is pretty nice I think.

I just checked my house again, and it’s priced more appropriately (less) than it was when Z first came out.

Every zestimate I’ve looked up for homes in our area (Montgomery County, MD) is consistently 15% higher than the house is actually worth. At least Zillow is consistently wrong around here!
